The densification of peri-urban villages is the main and broad issue of this project The planning recognizes the structuring qualities of the old village. These characteristics, freed from the picturesque, are transposed to the new district.
Thus, the link with the village is made by a mirror effect, taking up the scale of its solids and voids, its diversity of fronts and volumes, its visual and pedestrian permeability. The regulations of the Neighborhood Plan do not set a template but propose an area of implantation and rules of playful compositions of volumes whose constraints are derived from the analysis of the village.
The neighborhood plan proposes a “differential” urban structure, a gradual decrease in density, from the town to the agricultural “void”. A gradual conversion from built to green, “green urbanism” as a transition, extension or continuation of the low-density zone. The connection with the village is made by a “mirror” effect, a transposition of the structuring qualities of the village, especially in front of the Grand-Pré street.
Establish a link by taking up the substance of the old town, rid of all romanticism. The first stage of the Neighborhood Plan installs a street frontage diversified by two complementary architectural expressions.
The addition of travertine blanks generates a diversity of scales, the layout of the void extends the visual and pedestrian permeabilities.
The project of adding “blocks” of travertine varies the scale of the building and proposes an expression of materialization in connection with the minerality of the town.
The exterior spaces of the Grand-pré district are based on the theme of progression from mineral to vegetable and from public to private. The southern sector receives a promenade bordered by a river, while the private plazas are integrated into a large meadow.
Energy production is ensured by seasonal heat storage in a 600 m3 pool supplied by 500 m2 of hydraulic solar panels. The photovoltaic solar installation compensates for the consumption of the heat pumps.
