Basáltica is a low-rise, high-density residential development located in Puebla, Mexico. Conceived as a 10-story multifamily complex with approximately 464,000 square feet of built area, the project accommodates 336 residential units together with a comprehensive amenity program, all positioned above a street-level parking plinth.
Occupying an entire urban block of more than 120,000 square feet, the project responds to its context through a singular perimeter building strategy that maximizes urban presence while creating a generous internal landscape. The residential mass defines a large central courtyard of approximately 53,000 square feet, establishing a protected communal environment at the heart of the development.
Apartments are organized in two continuous bands: an outward-facing layer engaging the surrounding city and an inward-facing layer overlooking the courtyard garden. This dual orientation creates a balance between urban connectivity and residential tranquility, providing residents with a strong visual and physical relationship to nature.
A key design challenge was ensuring that the courtyard received sufficient sunlight while preserving expansive views for inward-facing apartments. To achieve this, the building mass was strategically sculpted at each corner, reducing its height and creating a more porous relationship with the sky and surrounding streetscape. These interventions improve daylight penetration, encourage natural airflow, and visually reduce the scale of the development, allowing it to integrate more harmoniously into its urban setting.
The architectural organization is governed by a 3.32 x 3.32-meter modular grid that serves as the project’s structural and spatial framework. Along the perimeter, these modules are rotated 45 degrees in response to environmental and urban conditions. This geometric operation optimizes solar orientation, maximizes outward views, and minimizes direct solar gain into the apartments, enhancing thermal comfort while reducing energy demands.
The flexibility of the system accommodates a diverse range of unit configurations, from compact apartments of approximately 480 square feet to larger residences approaching 1,000 square feet. Across all typologies, floor-to-ceiling sliding glass doors and private terraces encourage natural ventilation, daylight access, and a seamless connection between interior and exterior living spaces.
The repetition and rotation of the modular elements generate a distinctive architectural expression. Rather than presenting a static façade, the building reveals itself gradually through movement, producing a dynamic composition of depth, shadow, transparency, and solid mass.
The envelope is clad in a white ribbed cement-sand finish that reflects solar radiation and contributes to lower interior temperatures. Throughout the day, the textured surface interacts with changing light conditions, creating subtle shifts in color and perception that enrich the experience of the architecture.
Landscape and environmental performance are fundamental components of the project. The entire roof surface is planted with sedum, a resilient native species requiring minimal maintenance while providing significant thermal benefits. Together with the expansive central garden, the green roof restores approximately 98 percent of the building footprint as vegetated surface, substantially mitigating the urban heat island effect.
This integrated landscape strategy establishes a microclimate that improves environmental performance, enhances biodiversity, reduces ambient temperatures, and creates a healthier living environment for residents.
Beyond its environmental ambitions, Basáltica seeks to redefine the possibilities of high-density residential living. Through the combination of a clear urban strategy, environmental responsiveness, modular efficiency, and a carefully articulated architectural identity, the project transforms a conventional housing typology into a vibrant and memorable place.
It demonstrates how large-scale residential development can achieve both economic efficiency and spatial richness, contributing positively to the city while offering residents a distinctive sense of community, comfort, and belonging. In doing so, Basáltica emerges not merely as a housing project, but as a contemporary urban landmark that challenges conventional expectations of multifamily living.
