The renovation of the decommissioned Bata Shoe Company factory revitalizes the historic 1930s building into a sustainable mixed-use development, breathing new life into the town. The ground floor hosts commercial spaces available to local businesses, featuring a double-height lobby with a sculptural steel staircase leading to the second floor, which is designed for exhibitions, educational facilities, technological labs, studios, a lecture hall, offices, and community event spaces. The upper floors accommodate 47 rental residential units aimed at promoting financial accessibility.
The design preserves the original concrete structure, celebrating its Modernist heritage through thoughtful material choices and design continuity. Wood-veneered panels flow seamlessly from exterior canopies and balconies to interior ceilings and feature walls, connecting various spaces with warmth and color. The entrance canopy, enhanced with dramatic LED lighting, warmly welcomes residents and visitors alike.
Durable materials such as terrazzo flooring and stair treads evoke the building’s vintage while ensuring longevity in high-traffic areas. The faceted steel staircase wraps around an exposed original concrete column, paying homage to the factory’s structural history. The lobby’s oversized light fixture and furniture, sourced mainly from local suppliers, add to the welcoming atmosphere. Eco-friendly choices extend to carpet tiles made from recycled fishing nets and low VOC finishes throughout.
Retention of nearly 80% of the embodied carbon by preserving the original structure underscores the project’s sustainability. The updated façade combines the exposed concrete frame with new glazing and brick cladding, echoing the factory’s original look, while wood-clad recessed terraces introduce playful architectural elements. The building’s HVAC system is fully geothermal-powered, aligning with a commitment to sustainable materials and energy-efficient systems.
